By Natalie O'Brien Spring is traditionally one of the best times for selling real estate and Strath eld agents are predicting this year will see a "hot" spring season. A new market report from Australian Property Monitors shows there has been a median house price increase for Sydney of 2.3 per cent to $625,488 in the past 12 months. Demand for Strath eld properties is continuing to rise, with more than $4 million worth of homes selling under the hammer last weekend. e principal of Strath eld Partners Real Estate, Robert Pignataro, said the local market was buoyant with rst home buyers and owner occupiers looking for properties. e local forecast is in spite of recent national gures showing a cooling in the residential market. "First home buyers are taking advantage of buying o the plan, snapping up units,'' Pignataro said. "We have employed ve additional sales people to handle inquiries.'' Chris Virgona, principal of Richardson & Wrench Strath eld, said there was never a lack of buyers for Strath eld. "Our market stays pre y strong," he said. Virgona expects a lot of properties to hit the market for spring because it is a time when gardens look good. "A lot of people hold back until the leaves on deciduous trees are back," he said. Virgona said there are a lot of buyers out there and it is important for sellers to make their homes look as good as they can. Joseph Georges of Georges Ellis said the most important thing they tell vendors was "don't leave everything to the last minute". "It's human nature to leave thing till last, but we are good planners," he said. Georges said having a plan to get everything done was important, while their top tip was to invest in making the house look its best for professional photographs. He said this was a key aspect to boosting a home's sale potential. "It is the face of your campaign," Georges said.
