According to the Australian Property Monitors (APM), the median house price in Strath eld hit a record $1.3 million in the June quarter -- up $300,000 from the same time last year. At the same time the number of building development applications topped 293 last year, up on previous years. APM economist, Ma hew Bell, says that auction clearance rates for Strath eld in the June quarter topped 82.1 per cent, well above the Sydney average of 63 per cent. "It was just under 90 per cent in the September quarter of 2009," he said. "Although it's fallen since, it's still at a level indicating very strong auction activity." As the strong clearance rates point to, Strath eld has performed be er than the rest of Sydney overall in the past quarter and year. It is this strong performance that housing industry forecasters believe will lead to homeowners choosing to renovate rather than move in the next year. Forecasts by industry bodies indicate residential renovations could more than double in the next few years and the Housing Industry Association (HIA) predicts that the national value of the most popular home renovations -- kitchens and bathrooms - will hit a record $12 billion by 2012. HIA chief economist Harley Dale says that the bathroom renovation industry is expected to climb by 25 per cent, to more than $1 billion, during the next three years. Archicentre, the peak building advisory group, says that 40 per cent of Australians will renovate at some point in their lives, and at present there is an increased interest in renovations and new home design concepts as baby boomers renovate. Angus Kell, Archicentre state manager for NSW and ACT, says price changes to construction materials have been negligible in recent months while the cost of relocating can now add up to $60,000. Kell says there is now a great incentive to pocket the money you might use to relocate and use it to renovate your existing home instead, but warns that if homeowners want to capitalise on their renovations, they should follow contemporary trends in home renovations. According to Archicentre kitchens and bathrooms are the two most popular domestic renovations. But if homeowners want to increase the value of their properties, they need embrace current design styles. Kitchens, for example, should include so closing drawers not cupboards, large island benches and hidden appliances. For bathrooms the trend is for big showers with frameless screens and multiple shower heads. Water features, outdoor rooms, decks as well as outdoor kitchens can all add value to your property -- as can rumpus rooms and inbuilt television screens, but home theatres are no longer a hot ticket item.
